Heritage Properties Buys 816-Bed Student Community

Heritage Properties has acquired The Connection at Oxford, an 816-bed student housing community in Oxford, Miss. JLL Capital Markets represented the seller of the 300-unit property that serves the University of Mississippi.

The buyer financed the purchase with a $30.5 million loan from BankPlus, set to mature in August 2026, public records show. The seller, Trimont Real Estate Advisors, previously acquired the property in 2021 from Fannie Mae, following a $29.4 million loan foreclosure.

Located at 2000 Oxford Way, the community was completed in 2008 and spans 14 buildings across 29 acres. Ranging between one- and four-bedroom floorplans averaging 432 square feet per bed, units have walk-in closets and in-unit laundry facilities. Common-area amenities include a game room, an athletic club, a clubhouse, study rooms, a swimming pool with spa, a pet park and a computer lounge, as well as basketball and sand volleyball courts.

The Connection at Oxford is within a 3-mile radius of Vaught Hemingway Stadium and The Grove at Ole Miss, a 10-acre collegiate tailgating site. Oxford city center is roughly 2.5 mile north of the property, offering easy access to numerous dining, retail and entertainment hubs.

JLL Senior Directors Teddy Leatherman, Stewart Hayes and Scott Clifton, together with Trimont Director Mark Cashman and Senior Associate Scott Groeschell, represented the seller. Last month, Leatherman, Hayes and Clifton also assisted Trimont in the sale of The Wylder, a 656-bed student housing community in Columbia, Mo. Tailwind Group bought the property near the University of Missouri.
